Preparing for the Finish Line: Your Guide to the Home Closing Process

A Step-by-Step Guide for Homebuyers: From Inspection to Closing Day
Kaila Henry  |  February 5, 2026

So, you’ve made it through the inspections and the negotiations—congratulations! You’re officially in the "home stretch." But before you get the keys to your new Bozeman home, there are several critical steps you need to complete.

In this guide, Realtor Kaila Henry from Realty One Group breaks down exactly what happens between the inspection and closing day.

1. Finalizing Your Financing

Even though you’ve been pre-approved, the lender still has work to do. During this period:

  • Loan Underwriting: Your lender will complete the final review of your financial documents.

  • The Appraisal: An appraiser will visit the property to ensure its value matches the purchase price.

2. Paperwork and Insurance

The "boring" part is often the most important! To keep things moving:

  • Secure Homeowners Insurance: You must provide proof of insurance to your lender before they will fund the loan.

  • Title Company Coordination: The title company will prepare your closing documents to ensure the transfer of ownership is legal and clear.

3. The Closing Disclosure (CD)

By law, you will receive your Closing Disclosure at least three business days before you sign. This document is vital because it outlines:

  • Final loan terms.

  • Projected monthly payments.

  • Closing costs and the exact amount of cash you need to bring to the table.

4. The Final Walkthrough

Before you sign on the dotted line, we will schedule a final walkthrough of the home. This is your chance to verify:

  • The home is in the expected condition.

  • All agreed-upon repairs from the inspection have been completed.

  • No new damage has occurred since you last saw the property.

5. Homeowner Logistics

Don't forget the "life" side of moving! Before closing day, make sure to:

  • Arrange Utilities: Set up electricity, water, and gas to start in your name on the day of closing.

  • Schedule Movers: Get your moving truck or crew booked well in advance.

  • Verify Wiring Instructions: Important! Always call your title company to confirm wiring instructions before sending funds to avoid wire fraud.
